10,250 sf Orlando industrial space leased by Food Distributors

When Manny met the principals of D&C Quality Foods, Inc. at a chance meeting, they had many things in common. Both are from Puerto Rico and shared the love for their culture and island. D&C has 5 bakeries in PR and currently has 2 retail bakeries in Florida, one in Orlando, the other in Kissimmee. The decision to locate a manufacturing facility in Central Florida is the first of future expansion plans for D&C's retail and distribution businesses. Manny worked very closely with his clients and overcame the challenge of finding the right location with the right infrastructure for their operations. The 10,250 sf industrial space in Orlando was delivered on September 1, 2023 with a 5 year initial term. The Cushman & Wakefield team of Ryan Hubbard and Jasmine Yarbrough represented the Landlord. New Event Space/ Ballroom re-opening August 1st at Harmony, St. Cloud, FL

Veronica Malolos, CCIM representing both the Landlord, Harmony Clubhouse LLC and the Tenant, LaBellarose Events LLC secured a 5 year lease for 3,677 SF of event space at Harmony, St. Cloud, FL. The space is delivered turn-key with amazing ballroom furniture, fixtures and equipment for holding memorable events in the area. The building where the space is located was acquired by the owner more than 2 years ago as part of a portfolio sale. The 5,770 sf restaurant in the same building next door to the ballroom is also currently being marketed for lease by Malolos.

LaBellarose Events LLC has been an event planner for over 2 1/2 years. It has been the operator’s dream to have her own event venue because of the difficulty of finding spaces for her clients. She’s very excited to build up the Harmony area as THE event venue in St. Cloud, FL. for special events such as weddings, anniversaries, quinceanera, graduations, corporate events, etc. She will be holding events at the Harmony Ballroom starting August 1.

New Concept in Salons opening in St. Cloud, FL

Manny Berrios, Retail and Office Advisor of Capital Stack Real Estate Group represented the Tenant, Nova Salon Suites Florida LLC, in bringing a new salon concept to St. Cloud, FL.

St.Cloud is in need of a salon suite facility and the tenant wants to be the premier provider in the city. Manny secured the 60 month lease of a 2,500 SF space with the Landlord, EMF of Winter Park Inc. at Nolte Road Village on behalf of Nova Salon Suites on April 26, 2023.

Wayne Davey, Jr. closes $1.345M deal

A large, mixed-piece development in the Reunion area of Osceola County, was nearly completely assembled when the developer ran into a small problem — the last two parcels were privately owned.⁠

Wayne Davey, Jr. (@warehousewayne) was tasked with reaching out to the owners to negotiate a deal to takedown and thus fully complete the development. ⁠

After successfully negotiating, Wayne closed on the two parcels, which equated to $1.345M. This purchase paved the way (literally) for the intended $240M mixed-use development project.⁠

3 Gas Station Portfolio changes ownership

Louis Whitaker , Gas Station/Retail Specialist of Capital Stack Real Estate Group brokered the sale of 3 operating gas stations located in 1201 W Main St. Leesburg; 1901 Michigan Ave., Kissimmee; and 1202 W Vine St., Kissimmee. Whitaker represented the Seller, the Ghay Family who owned and operated the gas stations for 25 years. They decided it was time to sell and retire. Whitaker says the deal was "A little complicated in the end, but we all pulled through and everyone got what they wanted." The Buyer is Standard Development Inc. SqRl Holdings. The sale totaling $4,000,000 closed on February 28, 2023.

Avenue Real Estate Holdings LLC completes sale of 2 Gas Stations to Standard Development Company LLC

Starke, FL and Mt. Dora, FL - Louis Whitaker, Gas Station/Retail Specialist of Capital Stack Real Estate Group closed the sale of 2 gas stations located at 1103 N Temple Ave. Starke, FL and 3101 Hwy 19A, Mount Dora, FL . Whitaker has a long standing/ trusted relationship with the Seller, Avenue Real Estate Holdings LLC and he handles several of their gas stations. The Buyer is Standard Development Company LLC for both.

The gas station at N Temple Ave turned out to be a difficult transaction due to the hurricane. The Phase 1 inspection was done and passed before the hurricane hit. After the hurricane, the pumps were found to have filled with water at final inspection. The tanks had to be pumped. The whole process had to be redone and the deal took 5 months before it was finalized on December 30, 2022.

The gas station at Mount Dora was straightforward and the sale was closed on December 22, 2022 for $ 1,650,000.

Last year, Congressman Darren Soto was re-elected for a fourth term as a member of the U.S. House, representing Florida's 9th Congressional District.

 The Dependent Special District of the City of Saint Cloud recently sold 6+ acres zoned retail/office with frontage on Nolte Road located next to the Stevens Plantation residential community. Capital Stack Real Estate Group represented both the Seller and the Buyer, EMF of Winter Park, Inc. The 4 lots went under contract on November 8, 2021 for $1,320,000 and closed on February 28, 2022. Seacoast Bank provided financing for the acquisition.

According to Veronica Malolos, CCIM, Managing Broker and Principal of Capital Stack Real Estate Group, the 4 contiguous retail/office parcels were on multiple offers prior to the Board approving the contract to sell to the Buyer.
